Owner FAQs

Answers to your common questions

Do we charge extra for maintenance?
No, we do not believe in benefiting financially from a maintenance item. We simply pass the bill on to you as the property owner.

Am I required to make my property available to Section 8?

No, absolutely not. We do not accept Section 8 on any of our properties.

Are you licensed?
Yes. All of our property managers are licensed real estate agents through the state of California. In addition, we will only send bonded and licensed contractors to perform maintenance on your home.

Can you put the money directly into my account?
Yes. In fact this is the preferred method for paying owners.

Do I get to see the lease or sign it?
We can send an electronic version of the lease to you at anytime. We as your property manager will act in your behalf and sign the lease for you.

Do you sell real estate too?
Yes. Part of our staff are dedicated to Property Management and part of our staff are dedicated to selling single family homes.

How and when do I get my checks?
We will mail or deposit your monthly check between the 6th and 10th of each month.

How is rent collection handled?
Tenants can pay rent electronically via e-check, debit/credit card, or electronic cash. They can also pay via personal check, cashier’s check, or money order. We do not accept cash.

How long of a lease do you sign?
We typically sign a one year lease with the tenants, but can sign a longer and shorter lease according to your preferences.

How much security deposit do you charge the tenant?
We always collect at least one month’s rent. If the tenant has pets, we will collect $300-$500 extra.

How soon can you start managing my property?
Right away! And you won’t pay anything until after we find a qualified to live in your property.

What type of properties do you manage?
We specialize in managing single family homes, townhomes, and condos.

What type of reports do I get and how often?
You will receive a monthly income/expense report via email, a year end report that summarizes the income/expenses of your property, and a yearly inspection report with suggestions on how to retain the value of your property.

Who holds the tenant security deposit?
The property owner holds the tenant security deposit.
