Answers to your common questions

Can you hold a place before I apply?

No. Once you apply, and have been approved, you will be required to pay your deposit within 48 hours and required to sign the lease electronically within 3 days.

Once all has been completed, only then will the unit will be removed from the market.


Do I pay first month’s rent and last month’s rent with my security deposit?
No. Your will be required to pay the first month’s rent a minimum of 3 days prior to move-in.

How do I pay rent?

You can pay rent on our website via echeck or debit/credit card. You can pay in cash at a 7-Eleven or ACE Cash Express. We also accept personal checks or money order sent to:

There is a $30 NSF fee applied for all returned funds.


How old do you have to be to apply?

You must be 18 years old to apply. Simply find the listing on our website and click ‘Apply’ to submit the application.


Can I bring a pet?

Most of our properties allow pets, and service animals are always welcome at our properties.

All pets/service animals must apply online at www.petscreening.com. The cost is $20 for the first pet and $15 for each additional pet and paid by the applicant. Service/Assistance animals will not be charged an application fee if all required proof of animal is submitted and verified.

You will be asked to supply a photo, vaccination records, microchip info (if applicable) and references for a PAW Rating. The higher the rating, the better chances of the pet/animal being accepted.

The screening is required.


Is the deposit refundable?
Yes. As per California law, the deposit is refunded within 21 days after you vacate, less any damages/cleaning.

My lease expiration is coming and I want to move out. What do I do?
Our policy is that you submit (and it is received in our office) your request in writing 30-days prior to your lease end date.

Who is responsible for paying for repairs & maintenance requests?
The owner of the property is responsible for standard repairs and maintenance on the property. If a tenant causes damage due to negligence, they will be charged for the repairs.

Will I need a cosigner?
If you cannot qualify to rent a property by yourself, the Owner may allow you to have a cosigner.

Find the listing on our website and click Apply.

When is rent due?
Rent is due on the 1st by the 3rd of the month. You will be charged a 6% late fee if rent is received after the 3rd (regardless if it is a holiday or weekend).
